Tenant Approval

The tenant approval process is vital to ensure qualified tenants are approved for your home. We have an extensive protocol that includes: a required detailed application with appropriate tenant information, a copy of a driver’s license, credit reports of all applicants, previous landlord references, income analysis, and more. You can be assured we will do everything in our power to place a qualified tenant in your home. We will also ensure that all necessary documents are executed inclusive of our comprehensive lease agreement, inventory commencement checklists, lead based paint addendum, and all required disclosures as required by Federal/State/Local municipal regulations and Michigan Landlord Tenant law.

Accounting

We offer a full accounting solution for our clients. We use an industry specific property management software that allows owners complete access through a secure online portal to see all accounts receivable (rent/late fees/tenant invoicing), accounts payable (property repairs/maintenance, 3rd party vendor payments, owner distributions,) and various reports for their convenience. We distribute owner funds monthly after the 15th of each month.

Maintenance

We understand that maintaining properties is one of the largest aspects of protecting our client’s assets. Maintaining each property is essential in keeping tenants satisfied with their unit, ensuring compliance with building codes and occupancy ordinances. Keeping properties in optimal condition for future marketing purposes results in optimal rents and minimal vacancy. We work with several local 3rd party contractors who provide us with quality workmanship at affordable prices. Our staff makes regular inspections and accommodates tenant maintenance requests, coordinates appropriate contractors, inspects the work performed, and ensures payment is made on behalf of the owner. Our management contract provides for a pre-determined amount that we are authorized to use for maintenance/repairs and will solicit the owner for any amount exceeding that if necessary.

Legal/Municipal Compliance

It is important to know what local municipal ordinances exist in the area your rental property is in. We are aware of these and will ensure compliance with all applicable certifications, codes, and requirements to avoid any unexpected interruptions or obstacles in renting your property. It is also important to understand that things don’t always go as planned, things can go wrong, and sometimes there is a need for legal counsel, evictions, and etc. You can depend on our expertise to navigate through this process in the event where this is necessary.

The fee for this service is 10% of monthly billed rent. Each year, ½ months market rent is charged as a tenant placement fee.
